The Practice

What Adam handles
on every closing.

Every residential closing begins the same way: a contract lands on Adam's desk and he reads it as if he wrote it for the other side. That adversarial review is what the $650 flat fee buys. More than two decades of Chicago closings teach which provisions later become disputes — and how to address them before they do.

Attorney modification is the five-business-day window after contract acceptance when an Illinois attorney can renegotiate virtually any term. Most buyers and sellers waste it. Adam uses it to modify the contract to your advantage.

Title review follows. Cook County and the collar counties carry decades of liens, easements, and estate clouds. Adam has cleared them all — tax sales, mechanic's liens, heir disputes, survey discrepancies, and recorded instruments that should have been released in 1987. If it can be cleared before closing, he clears it. If it cannot, he tells you before you are committed.

Closing preparation is the final stage. HUD review, closing disclosure analysis, prorations, HOA compliance letters, special assessment disclosure review, and the final walkthrough of documents before signature. Adam personally handles your closing from contract to key — the same attorney on every file, accountable for every step.
