Closing-statement coordination. Adam reviews the Closing Disclosure with the buyer before closing. This catches errors that mortgage brokers benefit from having caught on their side — lender fees that don't match the loan estimate, recording fees off the contract, missing or incorrect credits.

Adam takes mortgage broker referrals on the same basis as any other referral — with no commercial reciprocity. Illinois RPC 7.2 prohibits attorney referral fees in most contexts. Adam doesn't pay for referrals and doesn't expect mortgage brokers to send him business in exchange for his sending them business.

Adam keeps the mortgage broker informed (within attorney-client privilege limits) of major transaction events: attorney review status, inspection-response progress, title-commitment clearance, closing readiness. Smooth communication helps the broker manage their borrower relationship.

AI in mortgage origination

Mortgage brokers increasingly use AI tools for borrower communications, document collection, and underwriting support. AI tools deployed in the mortgage origination context can implicate Illinois HB 3773 (if used for employee oversight), BIPA (if collecting biometric data), and ECOA fair-lending implications. Adam holds the AIGP credential and can advise mortgage broker clients on AI tool deployment.
